General Rules for New Tenants

  1. Rent is due on or before the first of every month.  If rent is received after the first of the month, a 5% late fee will be due in addition to the rent.  If rent is not paid by the first Tuesday of the month, landlord will begin legal procedings to collect any late rent; tenant will be liable for all associated costs of the legal procedings. 
  2. Rent should be mailed so that it is received by the first of the month.  It can also be brought to an address designated by the landlord at the time of lease signing.
  3. Tenant will be responsible for all bank charges associated with their returned check
  4. If you are going to be late, the telephone is your best friend.  Calling me is better than me having to hunt down deliquent tenants.  It saves us both time and aggravation.  All my contact information is in the packet you received when you signed your lease.
  5. Your security deposit is not to be used as your final months rent.  That is for the damages that may have occured during the lease period. 
  6. Security deposits are held for 30 days after tenant departure to ensure that any initially unseen or hidden damages that may surface are paid for (ie flea infestation from pets).  This will also ensure utility accounts are properly closed or transferred from the property.
  7. Tenant is responsible for establishing utilities and maintaining up to date accounts.  That means you must pay your utility bills; not your landlord.  Required utilities include electric, water, and gas (if applicable).  If any utility bills remain unpaid at the end of your lease period, the landlord may at his discretion use funds from your remaining security deposit to pay your utility balance.
  8. Call your landlord immediately upon discovery of any item that needs immediate repair.   
  9. No indoor smoking allowed.  Period.
  10. No pets.  Here I can be flexible, but whatever we agree to will be written in the lease.
  11. No illicit drug use or manufacturing on premesis.
  12. No illegal criminal activity on premesis.  It is the tenant’s responsibility to know what criminal activity is. 
  13. No long term visitors.  All adults staying longer than one week will be required to be added to the lease.
  14. The tenant shall make no improvements to the rental property without proper authorization from the Landlord.  This restriction includes painting.
  15. The tenant shall keep the exterior and all outside visible areas neat and in good repair.  Kids toys spread about the yard is OK; trash and nonfunctional junk is not!  
  16. No loud or out of control parties.  Do not create any loud disturbances that bring attention or complaints from the neighboring homes.
  17. Tenant will be responsible for the following maintenance items:
    1. lawn care
    2. gutter cleaning
    3. air filters
    4. exterior light bulbs

All tenants are expected to adhere to all rules on this site are also covered int the lease.  Any violation of the rules may subject tenants to eviction proceedings if permitted by law or landlord’s possible refusal to renew lease.
